Do I need a Land Registry Compliant Map to Sell My Home?

This one depends. A Land Registry Compliant Map will form part of your folio and is what legally identifies the boundaries of the property. If the folio does not have a map, or if the map is old and unclear, out of date or otherwise not sufficient to show the boundaries, then you will need to have a new Land Registry Compliant Map drawn up.

How will I know if I need a Land Registry Compliant Map?

This is something your solicitor will identify and inform you of during the sale of your property. During the conveyancing process, the buyer’s solicitor will want to ensure the title of the property is in order. Part of this is ensuring the boundaries are intact, all services are within the boundaries, there is no encroachment/overhang and there is no potential right of way/easement issues.

In order for all of this to be verified, a Land Registry Compliant Map is necessary. So if one does not exist or if it is not sufficient, you as the vendor will need to have a new one drawn up which both solicitors are happy with. In some cases, the folio will need to be updated before the sale is complete.
