When it comes to apartments, a Land Registry Map and Floor Plan which both meet Tailte Eireann’s requirements are essential for one simple reason: clarity of ownership. Unlike houses, apartments are part of a larger building, so it’s crucial to clearly define exactly what space belongs to you.

A compliant floor plan and map:

  • Show the boundaries of your apartment within the building
  • Identify any private spaces like balconies or parking spots
  • Distinguish your property from common areas, such as hallways or shared gardens

Without these documents, it’s impossible to legally register your apartment, secure a mortgage, or sell the property without delays. They prevent disputes, protect your rights, and make the legal process smooth for both buyers and sellers.

Tailte Eireann have a large list of specific requirements of what a Floor Plan should have. This include 2 x sets of coordinates which match up with the Map, floor height above ground level, ceiling height above ground level, a North indicator
